The local lending picture
Two issues recur here. The first is income complexity. Where a borrower’s income includes bonus, commission, carried interest, dividends, or earnings in a foreign currency, high-street affordability calculators frequently understate what is genuinely affordable. Private banks and specialist lenders assess these cases individually, but access is generally through a broker rather than direct.
The second is leasehold. A short lease will restrict the lender field sharply, and some will decline outright below a threshold. Where a purchase involves a short lease, the sequencing of the lease extension against the mortgage offer matters, and bridging is sometimes the practical route to completing before an extension is granted.
