Giles Finance advises clients across England and Wales. We work from four offices — Dagenham, Rainham, Putney and Willenhall — and much of our work is handled by telephone and email where that suits the client better.
Each office below shows the address, the finance we most often arrange from it, and the areas it covers. If your area is not listed, that does not mean we cannot help: lender panels are national, and a great deal of what we do never requires a face-to-face meeting.
Dagenham
11 Wren Road, Dagenham, Essex RM9 5YN · 020 8088 2211
Our Dagenham office is the firm’s registered address with the Financial Conduct Authority and the base from which we advise across east London and the Essex borders. The enquiries we handle here divide broadly between landlords building or refinancing portfolios and buyers purchasing a first or second home. Regeneration along the Thames corridor, particularly Barking Riverside and Beam Park, has changed the borrowing profile of this area considerably, and new-build purchases bring their own lender criteria.
- Buy-to-let mortgages — single properties through to portfolio landlords
- Limited company and SPV buy-to-let — for landlords holding through a corporate structure
- First-time buyer mortgages and remortgages
- Commercial mortgages — on shops, offices and mixed-use premises
- Bridging finance — for auction purchases and chain breaks
- Secured loans and second charge mortgages
Areas covered: Dagenham, Barking, Becontree, Chadwell Heath, Goodmayes, Ilford, Romford and the surrounding RM and IG postcodes.

Rainham
16A Upminster Road South, Rainham, Essex RM13 9YX · 020 8088 2211
The Rainham office covers the Havering side of our patch. Much of the work here is residential: first-time buyers, remortgages at the end of a fixed rate, and self-employed applicants whose income does not fit a high-street affordability model. We also see a steady flow of smaller commercial and mixed-use cases along the Upminster Road and New Road corridors.
- First-time buyer mortgages and remortgages
- Buy-to-let mortgages — for private and portfolio landlords
- Secured loans and second charge mortgages
- Bridging finance — where a purchase must complete ahead of a sale
- Commercial mortgages — on retail and mixed-use premises
- Mortgages for self-employed applicants and contractors
Areas covered: Rainham, Hornchurch, Upminster, Elm Park, Dagenham East, South Ockendon, Aveley and the surrounding RM postcodes.

Putney
107 Putney High Street, Putney, London SW15 1SS · 020 8088 2211
Putney serves our south-west London clients, and the case profile here is different from east London. Values are higher, loan sizes are larger, and a greater share of the work involves clients with complex or international income. Large loans are underwritten individually rather than from a published rate card, so lender selection matters more than headline pricing.
- High-value and high net worth mortgages — including large loans underwritten on a bespoke basis
- Limited company and SPV buy-to-let — for landlords holding through a corporate structure
- Expat buy-to-let mortgages — for clients living or working overseas
- Buy-to-let mortgages and portfolio refinancing
- Remortgages and product transfers — at the end of a fixed term
- Bridging finance — for chain breaks and short-lease purchases
Areas covered: Putney, Wandsworth, Southfields, Roehampton, Barnes, East Sheen, Fulham, Wimbledon and the surrounding SW postcodes.

Willenhall
6 Isis Grove, Willenhall, West Midlands WV13 1JD · 020 8088 2211
Willenhall is our West Midlands base and the most commercially weighted of the four. The Black Country’s industrial stock — workshops, light industrial units and trade counters — generates owner-occupier and investor commercial cases, alongside development and asset finance for established local businesses. Values here are lower than in London, which changes both the deposit arithmetic and the lender panel.
- Commercial mortgages — on industrial units, workshops and retail premises
- Development funding — for ground-up schemes and conversions
- Buy-to-let mortgages and portfolio refinancing
- Asset finance — for plant, machinery and commercial vehicles
- Invoice factoring and working capital facilities
- Bridging finance — for auction purchases and refurbishment
Areas covered: Willenhall, Walsall, Wolverhampton, Bilston, Darlaston, Wednesfield, Bloxwich and the surrounding WV and WS postcodes.

If your area is not listed
We act for clients throughout England and Wales. Commercial mortgages, development funding, invoice factoring, asset finance, leasehold business finance and corporate banking facilities are arranged nationally and rarely depend on proximity to an office. Residential and buy-to-let cases are handled the same way. If you are outside the postcodes above, send us the details and we will tell you honestly whether we are the right firm for the case.
Common questions
Our frequently asked questions cover deposits, affordability, loan-to-value, timescales, adverse credit, limited company structures and the documents lenders ask for. If your question is not answered there, get in touch.
Speak to an adviser
Call 020 8088 2211 or send an enquiry. Appointments at any of our offices are advisable rather than essential — tell us what suits and we will arrange a convenient time. All of our advisers are qualified and regulated to advise on the products they recommend.

YOUR HOME MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON YOUR MORTGAGE.
Most commercial mortgages, buy-to-let lending and bridging finance are not regulated by the Financial Conduct Authority. Your property may be repossessed if you do not keep up repayments on any loan secured against it.
