Typical UK bridging rates in 2026 range from around 0.5% to 1.5% per month depending on LTV, security and exit strategy; your actual rate, fees and maximum LTV will depend on lender criteria, valuation, and status. Where a bridging loan is secured against your own home it will usually be a regulated mortgage contract; where it is secured against an investment or business property it will usually be unregulated business lending – ask your adviser which applies to you.
