Interest Coverage Ratio (ICR) stress testing is a simplified model of the standard approach used by UK BTL lenders in 2026 (125% ICR for basic-rate taxpayers and limited companies, 145% for higher-rate taxpayers, 165%–175% for additional-rate/HMO in some cases), applied at a lender-set stress rate typically 2 percentage points above pay rate or a fixed floor (commonly 5.5–8%). Actual affordability, maximum loan size and rate depend on the specific lender, product, personal or limited company ownership structure, tax position and property type. Most buy-to-let lending to professional landlords is unregulated business lending, though consumer buy-to-let may be regulated – ask your adviser which applies.
