Asset Finance

Asset financing refers to the use of a company’s assets such as stock, plant and machinery, balance sheet assets, including short-term investments, inventory, and accounts receivable, to borrow money or get a loan. It is a practical solution to cash problems by allowing the borrower to borrow money using any of the businesses assets as security. The company borrowing the funds must therefore provide the lender with a security interest in the assets in exchange for the finance, this is where the “asset finance” phrase comes from. The funds could also be acquired for the purchase of fixed infrastructure assets.

Bridging Finance

A bridge loan is a type of short-term loan for the purchase of property where time is of the essence or where a property is not habitable and in need of refurbishment. It is typically taken out over a short period from 30 months to up to 24 months depending on the applicant’s needs. It provides a quick cash impact on a non-standard status basis. It is a non-standard finance solution that bridges the gap between the applicant’s desire for standard long-term mortgage need and their need to buy or refinance a property.

Buy To Let Mortgages

A buy-to-let mortgage or the property investor mortgage is a loan taken against a property specifically for the rental purposes with the aim of monthly income or revenue from the rent received from the occupying tenant. There are however tax obligations on the rent received.

Giles Finance provides buy to let mortgage services in the UK to both individual applicants or to limited companies or to property portfolio holders.

Commercial Mortgage

A commercial mortgage is a loan for buying (or refinancing) land or a property that’s to be used for business purposes. They’re very different from a personal mortgage for your home. There are no off-the-shelf products available, so you cannot apply online or compare rates. Development finance is a loan that is geared towards development of current property or for the ground up development of new sites that have planning permissions or with the view of acquiring planning.

We have access to property development loans for new build property development, refurbishment projects, and extensions. Up to 90% of the cost of the project is available, including the cost of the land (Property development finance up to 100% is available with additional security).

Invoice Factoring

Invoice factoring is a type of short-term business funding involving the sale of outstanding sales invoices to a third-party finance company (the factor). In many business transactions, there is a gap between issuing of the invoices and receipt of actual payment of an invoice usually between 30 days to 90 days.

Leasehold Business Finance

Leasehold business loans are loans secured against the asset of a short-term leasehold premises.

This finance is directly available through our specialist line of funders. Our funders may require additional security in the form of leasehold for purchases outside the central London ring.
